Termite Control in Bangalore

Pre-construction soil treatment and post-construction drilling-and-injection to protect your property from the costliest pest in the world.

The Hidden Destroyer

Termites cause more property damage globally than fires, floods, and storms combined. In Bangalore, the warm, humid climate creates ideal conditions for subterranean and drywood termites to thrive year-round. A mature colony can contain up to one million individuals working silently around the clock to consume wooden structures, furniture, and even paper.

What makes termites particularly devastating is that the damage is almost always invisible until it becomes severe. By the time you notice hollow-sounding wood, mud tubes along walls, or discarded wings near windows, the colony may have been active inside your property for years.

The only reliable protection is a professional chemical barrier — either established before construction begins (pre-construction treatment) or injected through the structure after it is built (post-construction treatment). IPC is certified to perform both types to NPMA and IS standards.

Damage Rate

A colony can consume 1 kg of wood per day — enough to hollow out a door frame in weeks and compromise a floor joist in months.

Colony Longevity

Termite queens can live 25–50 years. Without professional elimination, a colony is effectively permanent and will continue to expand.

Warning Signs

Mud tubes on walls, hollow-sounding wood when tapped, discarded wings near windows and doors, small holes in timber, and unexplained cracks in paint.

Pre-Construction vs Post-Construction Treatment

The right treatment depends on the stage of your property. Both methods create a lasting chemical barrier against termite entry.

Pre-Construction Soil Treatment

Applied during the construction phase, pre-construction treatment creates a continuous chemical barrier in the soil beneath and around the foundation. Subterranean termites travel through the soil and are killed as they attempt to reach the building structure above.

Treatment Stages:

  • Stage 1 — After PCC (before column casting): Soil treatment at foundation base
  • Stage 2 — After backfilling (before flooring): Treatment of refilled soil around foundations
  • Stage 3 — At plinth level (before floor slab): Treatment of top of plinth fill
  • Warranty: 10-year protection with annual inspection

Post-Construction Drilling & Injection

For completed buildings showing signs of termite activity, we drill small holes at regular intervals around the perimeter and inject termiticide under pressure directly into the soil and wall cavities. This recreates the chemical barrier that pre-construction treatment would have established.

Treatment Process:

  • Thorough inspection to map mud tubes, entry points, and infestation zones
  • Drilling holes at 1-foot intervals around the entire perimeter
  • High-pressure termiticide injection into each drill point
  • Drilling into flooring at internal expansion joints
  • Sealing of all drill holes with cement after treatment
  • Warranty: 5-year protection with annual inspection

Why Termite Treatment Cannot Wait

Structural Damage

Termites hollow out load-bearing wooden beams, floor joists, and wall framing from the inside. The damage is invisible until structural failure becomes imminent.

Insurance Doesn't Cover It

Standard home insurance policies in India do not cover termite damage. All repair and replacement costs come entirely out of your pocket.

Repair Costs Escalate

Minor early-stage termite damage can be remediated for ₹5,000–₹20,000. Advanced structural damage often costs ₹1–5 lakh or more to repair.

Frequently Asked Questions

Which termiticide products do you use?

We use government-approved termiticides including Chlorpyriphos emulsifiable concentrates and Imidacloprid-based products — both registered for termite control under the Insecticides Act, 1968. All products are safe for building occupants once fully absorbed into the soil.

Do I need to move out during post-construction treatment?

No. Post-construction treatment is applied externally around the perimeter and below the flooring. Occupants do not need to vacate the building, though keeping windows open for ventilation on the day of treatment is recommended.

How long does post-construction treatment take?

For a standard 2–3 BHK apartment, treatment takes 3–4 hours. Larger properties or bungalows with extensive perimeters may require a full day.

Is pre-construction treatment mandatory?

It is not legally mandatory but is strongly recommended and required by most bank home loan assessors and real estate appraisers. Many housing societies in Bangalore make it a condition of construction approval.

What does your termite warranty cover?

Our warranty covers re-treatment at no charge if subterranean termite activity is detected within the warranty period (5 years post-construction, 10 years pre-construction), subject to annual inspection compliance. Structural damage repair is not included in the warranty.
